GENERAL

General

The specifications in hand refer to the construction of the houses, describes their general characteristics and completes the architectural, static, electrical and eater supply studies, the application of which is the contractor’s obligations.
Construction works will be executed according to the plans and designs approved by the Town Plan authorities as well as according to the rules of art and technique (science).
All the materials to be used will be of top quality, their process will follow the specifications set by science and technique and the staff to be employed will be qualified, trained, specialized and experienced.

Optional works– transformations

The proprietor of every store (floor) property is entitled to transform the elements concerning his own property only under the condition he will not proceed to any change or transformation of the external face or the framework of the building of the common use areas or of any other property. The execution of these works in addition to those included in the specifications can be effected only with the consent of the storey proprietor.

The value of the works is settled under separate agreement with the complex’s contractor and will be paid according to the works’ progress; in that case delivery time will be postponed accordingly.

Every additional work or change of the construction process required by the proprietor, regarding his own separate storey property must be notified on time, in written so as they can be effected on time instead of destroying parts of the already executed works. In that case the contractor maintains the right to refuse the execution of the transformations.

In case that particular studies are required for the execution of the transformations, those will be made under the proprietor’s supervision who will also bear the expenses.

The contractor’s workers will exclusively execute any transformation or additional work made during the construction period and before the delivery of the specific storey property.
The proprietor is entitled to proceed to any transformation concerning his own property with workers of his choice, only after the delivery of his property and according to the complex’s regulations.
Delivery of each storey property is done only under the term of the full payment of all additional works or transformations, otherwise all the deadlines agreed are postponed till the full settlement of the works.

TECHNICAL SPECIFICATIONS


1. Excavations

Excavations will reach the necessary depth as prescribed by the static study and is indicated by the supervising engineer.
The necessary excavations and landfills will be done for the lie of the yard and the unbuilt ground so as to succeed that the surfaces be as plane as possible or even to be according to the study. Excavation materials belong to the contractor who is also responsible for their disposal.

2. Frame

The frame of the houses will be built with concrete type C16/20 reinforced with steel S/400, according to the approved static and antiseismic study that has been prepared to the recent regulations.

3. Brickwork

The external brickwork will include 2 stretchers of 9cm thickness each insulated with a polysterol insulation 5 cm. thick.;

Internal walls of each apartment will be made by bricks and will have a total thickness of 9cm. Plastering used for the wallwork will be produced by 1/4 slaked lime and ? building sand mixed with 100 kilos per m3 plastering of cement.
Door lintels will be made by reinforced concrete which will be placed to all the door and window frames internally and externally and wherever it will be considered necessary. All the walls will have a supporting beam at height.

4. Plastering

Internal wall plastering will be done in three layers including rough and fine plaster.

At the end of the works surfaces will be plane and smooth.
External plastering will be made as above in three layers. The contractor maintains the right to replace the third layer with rough plastering with white cement.
Alternatively, only internally, the contractor maintains the right to use instead of the described materials, plastering made by plaster of German origin (KNAUF technology).
Before the external plastering the joints of bricks and concrete will be covered by glass wool.

5. INSULATIONS

A) Basement parapets

Exterior parapets will be cleaned up, all the holes will be filled and covered with two layers of waterproof asphalt- based insulating material.

B) Water tank

The water tank will be internally insulated with plastering and moisture proof insulation materials.

C) Concrete elements

They will be externally insulated with polysterol 5cm. thickness (DOW & FIBRAN).

D) Roof (and roof chamber)

The whole surface of the roof chamber will be well cleaned and covered with a two layer asphalt vapor-proof insulation.
Over the asphalt will be placed polysterol tiles of 5 cm thick. and a layer of light concrete of an average thickness of 10 cm to form the necessary inclination of the surface for water flow-off.
Over the light concrete layer will be placed a glass wool of 4kgr TREVIRA. The upper layer will be covered by cement tiles 30x30 or 40x40. The joints will be cleaned carefully and filled with plastering; the wall-base of the roof will be a groove made of plastering.

6. FLOORS

A) Exterior

The verandas’ floor will be covered by Karystos stone plates or with plates of other origin but of the same value, or with tiles for external use of the contractor’s preference. The contractor is not obliged to use the same kind or design of tile for all the houses.

B) Interior

The floors in the interior of the houses will be covered with tiles 30x30 up to 50x50 costing about 15 Euros per square meter, joint included.
Auxiliary rooms’ floors will be covered with tiles costing 10 Euros per square meter.
The stairs will be covered with Kavala marble or with a marble of other origin but of adequate value or with tiles of adequate value.
Doors and windows breast walls will be made from Kavala marble or other at the contractor’s preference.

7. DOOR & WINDOW FRAMES

Frames will be made from wood. The glasswork will be made by soldered MERANTI wood and the blinds will be made by sea three-plywood with designs on them. The main doors will be made from colored Swedish wood (see technical specifications).
Inside doors will be made by MDF with 3 pressed panels; the frame will be made by Swedish wood.

8. WARDROBES

They will be placed according to the design from the floor to the roof. They will have the shape of a box and be made by white melamine 16 mm thick. (backside made by melamine 8mm thick.) The doors will be made by bakelite 19 mm thick. with non visible hinges. Each wardrobe will have adequate number of set of drawers bearing sliding mechanisms.

9. KITCHEN
Cupboards will be installed in the kitchen according to the design. The cupboards will have a frame made of 19 mm thick. with non-visible hinges. The drawers will bear sliding mechanisms. A polystyrene bench will cover the top of the cupboards. There will be a single INOX sink FRANKE style. The tap will be an ONDA model (Italian type) or other of equal value.

10. BATHROOMS & W.C.

In each bathroom will be installed the following sanitary articles:
· White shower unit
Toilet seat and cover, lower unit water flash water-basin will be of the BAHAMMA 2000 model of IDEAL STANDARD or other of equal value.
· Full set of accessories (such as sponge holder, toilet paper holder for the lavatory, double towel rail, single towel hook, soap holder and glass holder for the basin).
Taps will be an ONDA model, Italian type or other of adequate value.

11. WINDOW-GLASSES

The window-glasses of the external window frames will be made as described to the technical specifications.

12. WATER AND POWER SUPPLY AND TELEPHONE LINE INSTALLATIONS

The contractor is obliged to accomplish the installations on his own expenses up to the installation of water and electricity meters as well as the phone line distributor. Moreover he is obliged to create a complete sewage network that will end to the prescribed septic tanks.
The expenses for the connection with the central water, telephone and electricity networks of each storey as well as those of the common use areas (if any), will be at buyers’ charge.

The storey properties’ owners are obliged to remit to the contractor within 15 days from related call, the expenses due, for the supplies etc.
Delivery of each storey property is done only after the full settlement of the proprietor’s share for the above mentioned supplies otherwise delivery deadlines are postponed till the full payment.

In no case is the contractor responsible for any delay to the supply of water, electricity and phone lines, which is due to the competent public services, under the term that the contractor is on time for requesting the supplies.
Power meter will be closed into a nice closet.

13 Electric installations

a) electricity lines – lighting.
In each apartment will be installed the following electricity supply points (spots to which lights will be connected), sockets (plugs) and lines:
1. In the living room – dinning room two or three electrical spots, 4 sockets among which three simple and one amplified.
2. In the bedrooms one electrical point (spots) with two-way switches and three sockets (among which one amplified).
3. In the corridor one or two, two-way spots
4. In the bathroom one spot with a simple switch and one insulated socket in the outer wall.
5. In the kitchen two simple electrical spots, one above the cooker, three sockets (one amplified), a stand-by connection for the cooker hood, the electrical line for the cooker and the dishwasher.
6. In the verandas the necessary spots an one insulated socket
7. In the basement the necessary spots and sockets.

A separate electrical installation with a separate meter will be used for the common use areas and installations, if considered necessary.
Every house will have its own, separate electrical installation with a separate meter for three-phase current and a relay against leakage. Distribution to the points and the sockets will be done by an adequate number of lines.
The materials used for the electrical installation will be of high quality. The piping will be plastic. Distribution Boards will also be made of plastic and bear SIEMENS accessories. The switches and sockets will be of the simplest LEGRAND model or other of the same value.
Supply and installation of the lighting materials and other electrical appliances are not included in the contractor’s obligations. The total electrical installation will be constructed according to the regulations set by the Ministry of Industry as well as by the Public Power Corporation (earth grounding by the related triangle or by copper electrodes).

B. Electric bells - Telephones

Outside each houses’ entrance there will be a bell installation.
Every property will bear a fitted installation and lines for a TV aerial which will be initiated from a common point and will end up at a socket in the LIVING ROOM, in each bedroom and one at the verandas. At proprietors’ expenses and under the contractor’s supervision a central TV aerial will be installed which will service all the properties. Moreover, there will be a central satellite dish that will end up in a convenient spot in the Living room. A fitted installation for two telephone lines will be installed in the spots that the owner will indicate.

14. WATER SUPPLY – SEWAGE

Each house will bear its own water supply installation that will be initiated at the water meter and will end up at the drums through collectors.
Piping will be WICU type, of German origin Diameter 15 or 18 inches according to the specifications.
A one-piece pipe will unify the collector to the drum.
The electrical hot water tank will supply hot water. Hot water pipes will be insulated and will end up at the bathroom and the kitchen. The proprietor will purchase the hot water tank. In each veranda one tap will be installed. Water supply for dish washing and washing machine are specified in the kitchen and the bathroom accordingly. The sewage piping will be made of heavy-duty plastic Petzetakis products (6 atm). Expansions and access to the pipes for cleaning whenever necessary, are also specified.
The rest of the sewage network will be made by plastic heavy-duty NOVATOUR piping (6 atm.).
In the basement of each house will be installed a water tank.
Sinks will be connected with a separate discharge system.
Gutters (directed) will be either externally installed or fitted according to the study.
The whole water supply and sewage network will be completely made with special materials and by specialized workers according to the rules of technique and science with the aim to guarantee the unimpeded use. Piping manometer check will be continuously done for thirty days to the whole network under about 6 atm. pressure. After the check pipes will be covered with the floors.


15. COATINGS

The walls of the living room, kitchen corridors and bedrooms of each house will be coated with plastic paints.
The ceiling in the interior will be also coated with plastic paints.
Door and window frames in the interior, as well as the entrances frames will be processed and coated with enamel paints.
The basement walls will be coated with plastic paints.
Pergolas in the patios will be made by Swedish wood and coated with enamel paint.

16. Unbuilt ground lying

The unbuilt areas will be lied by the contractor at his expenses according to the architectural designs and the supervisor’s advices.

17. Fire place
In each house is specified the installation of a prefabricated fire place as per the designs.

18. BUYERS CHARGES
a. works that will be executed by the contracting company but will be at the buyers’ charge are :
1. Water supply
2. Power supply
3. Purchase and installation of central TV aerial
4. Purchase and installation of central satellite dish
b. Works to be executed by the buyers’ directly
1. Garden decoration and maintenance
2. Purchase and installation of the cooker-hood, the hot water tank and the other electrical appliances.
